Everything published on NRI Property Hub carries a single byline: the NRI Property Hub Research Team. That is the small in-house group that researches, writes, fact-checks and maintains the 19 NRI guides, 7 city pages and the calculators on this site. It is not a pen name for one person pretending to be many, and it is not a stand-in for credentials we do not have.

We publish under an organisational byline for a straightforward reason. In this niche it is common to see articles signed by an invented "senior tax expert" with a stock photograph and a fabricated qualification. We would rather tell you exactly what we are: researchers who read the primary rules carefully, show the sources, date the reviews, and correct ourselves in public when we get something wrong.

What this site is for

NRI Property Hub exists to answer the questions a non-resident Indian actually hits when buying, holding or selling property in India, and to do the arithmetic that ordinary property calculators skip. A resident buyer never has to think about Section 195 TDS at the point of sale, about whether an EMI should leave an NRE or an NRO account, about repatriation limits, or about what a 6% move in the rupee does to a purchase funded from a salary in dollars, pounds or dirhams. Those gaps are what this site is built around.

The rule we work to is that a claim about money, tax or law is only worth publishing if we can point at the body that made the rule. In practice that means:

How often we review

Tax and TDS pages are re-checked after each Union Budget and Finance Act, because that is when rates and thresholds actually move, and again whenever a change we are tracking comes into force. FEMA and RBI banking pages are reviewed at least annually, and whenever a relevant Master Direction is updated. City pages, price bands and yield figures are reviewed roughly twice a year. Every guide and city page shows the date it was last reviewed, and that date changes only when the content genuinely changed, never as a side effect of a deployment.

Where our knowledge is first-hand, and where it is not

We are based in Gujarat. For the Gujarat city pages that means the localities we describe are ones we can place on a map, and the buying process we set out is the one families around us go through. Our Kerala coverage is built from public data and official sources rather than lived experience, and we say so on those pages instead of implying otherwise. The national money-and-paperwork guides rest on the published rules, which apply the same way wherever the property sits.

What we are not

We are not chartered accountants, lawyers, tax advisers or financial advisers, and we have none on staff or on retainer. Nothing on this site is legal, tax, investment or financial advice, and it does not replace advice from a qualified professional who knows your circumstances, your residency status, and how both countries' rules apply to you. We are also not a broker, developer or bank: we sell nothing, take no commission, and accept no payment for coverage of any project or lender.

If we ever engage a genuine professional reviewer for a page, their real name, qualification and the date they reviewed it will appear on that page. Until that happens, no page here claims expert review, because none has had one.

Tell us when we are wrong

Readers going through the process themselves are the best error-detectors this site has. If a figure looks stale or a rule has moved, email [email protected] or use the corrections process, and we will check it against the primary source and fix it.
