Rajkot is the commercial heart of Saurashtra, and it holds a quiet advantage no other Gujarat city can match for a non-resident buyer: familiarity. A large share of the Patel and Saurashtrian diaspora across the US, UK and East Africa traces home to this region, so buying in Rajkot is often less about discovering a new market and more about investing where family already is.

That diaspora connection shapes the market itself. Developers here are used to NRI buyers, remittance-funded purchases are routine, and family networks make remote management genuinely easier than in a city where you know no one. For many Saurashtrian NRIs, a Rajkot flat is the natural first property back home.
Underneath the sentiment, the fundamentals are improving fast. Rajkot is a serious engineering and manufacturing hub, auto components, castings and forgings, machine tools, bearings, diesel engines and submersible pumps, which is why it is sometimes called the Detroit of the region. Where to buy in Rajkot: locality by locality
Kalawad Road
The premier residential axis, lined with newer high-rises, schools and organised retail. The most sought-after and liquid stretch in the city, and where NRI money tends to concentrate. You pay a premium, but you get the easiest resale and the strongest tenant profile.
Raiya Road
A parallel growth corridor, strong with families and steadily appreciating. Newer gated projects, good schools nearby, and a slightly gentler entry than Kalawad Road make it a popular balance of value and quality.
150 Ft Ring Road
The ring that has opened up large-format modern projects and better value further out. Proximity to the AIIMS and airport axis has lifted interest here. Good for a buyer taking a slightly longer view on the city’s outward growth.
University Road
Established and central, with reliable rental demand from students and salaried tenants. A dependable let-and-hold location that rarely sits empty.
Mavdi
A popular, more affordable entry point on the south side, with plenty of newer supply. Best for a buyer maximising value per rupee, with the usual check that social infrastructure has kept pace.

Rental demand and rental yields for an NRI landlord in Rajkot
Rajkot’s tenant base comes from three directions: the engineering and manufacturing workforce, a large student population around the university belt, and the newer healthcare and services employment building up around AIIMS. Gross residential yields typically fall in the rough 2.5% to 3.5% band. Because entry prices are the lowest of Gujarat’s major cities, the rent covers a comfortable share of a modest EMI, which is part of what makes Rajkot friendly to a first-time NRI landlord.
Connectivity and infrastructure
The two headline projects are already delivering. Rajkot International Airport at Hirasar, roughly 30 km out on the Ahmedabad highway, is a genuine step up from the old city airfield and pulls development along that corridor. AIIMS Rajkot anchors healthcare employment and housing demand near the ring road. The Rajkot-Ahmedabad national highway (NH-27) keeps the city tightly linked to the state capital region, and the 150 Ft and outer ring roads have organised the city’s outward growth. For a diaspora buyer, the new international airport is the practical game-changer, easier visits and, in time, direct links.
RERA, title and builder checks before an NRI buys in Rajkot
One check belongs ahead of the rest in Saurashtra, where family land is often part of the conversation: an NRI cannot buy agricultural land, a farmhouse or plantation property at all, whatever the family arrangement.
